Fredericton at a Glance
Overview
Situated in the west-central region of the province on the banks of the beautiful St. John River, Fredericton is New Brunswick’s capital city and one of the three main urban centres of the province. Home to two universities and three colleges, Fredericton is an important educational centre for the province, and boasts the highest percentage of residents with a post-secondary education in New Brunswick. Once primarily a government and university town, Fredericton has emerged as a growing centre for innovative information and communications technology.
Population
In the 2006 census the population of Fredericton proper was 50,535; the population of the Census Agglomeration (CA) – which encompasses the surrounding communities New Maryland, Lincoln, and Douglas, among others – was 85,688.
Climate
Fredericton’s semi-continental climate and inland location result in warmer temperatures in summer and cooler temperatures in winter than are typically experienced in coastal communities across the province.
Snow cover of greater than 1 cm. occurs in Fredericton on approximately 105 days of the year, compared to 120 days in Ottawa, 85 days in Halifax, and 10 days in Vancouver.
The city receives a fair amount of precipitation – 1100mm per year, on average – but also enjoys a sunny climate, with an average of 2000 hours of sunshine per year.
The average low temperature in January is -15°C, while the average high in July is 26°C.
Real estate
Fredericton boasts some of the most affordable real estate of all New Brunswick cities. The Canadian Real Estate Association reports that in December 2008, the most recent month for which statistics are available, the average cost of a home in Fredericton was $139,265 – significantly less than the $156,923 average in nearby Saint John, or the $147,517 in Moncton.
Fredericton residents also enjoy the lowest property tax rate of all New Brunswick cities.
